FPA was retained by Criterion Development Partners to manage the planning and environmental review of a mixed-use, transit-oriented development on a two-acre lot formerly used as a paid surface parking lot located directly across the street from Boston’s Forest Hills MBTA Station (Orange Line). The Project consists of two new buildings with 250 new housing units, 50 of which are affordable units. New commercial spaces and residential amenity spaces are located on the ground floor of two of the buildings. The Project provides pedestrian-oriented, publicly-accessible open spaces, including an open lawn to the south, a new pocket park, and streetscape enhancements such as street trees, seating, and lighting. FPA successfully navigated the review and secured approvals from the City of Boston, Boston Parks and Recreation Commission, and the Massachusetts Historical Commission.
