FPA was retained by Corcoran Jennison Companies to manage the planning, zoning, environmental review, and permitting processes for a mixed-used development on a parking lot adjacent to the former Bayside Expo Center in Dorchester's Columbia Point. The LEED-certifiable, transit-oriented development will feature 184 rental apartment units, active ground floor commercial space, green space, and proximity to Dorchester Bay. The project has faced a number of environmental constraints, notably its location in an area subject to flooding, transportation access issues, zoning challenges, and adjacent land uses. FPA has managed all zoning and regulatory approvals for the project, including a FEMA Conditional Letter of Map Revision Based on Fill (CLOMR-F), City of Boston Article 80 Large Project review, Planned Development Area zoning, and mitigation and transportation agreements with the City of Boston.
