Wynn Resorts retained FPA to manage the environmental strategy and permitting for a proposed hotel/resort and gaming facility in Everett, MA. The project was the winner in a high-profile competition for a single Category 1 gaming facility in the Boston region. Located on a 32-acre brownfield site formerly occupied by Monsanto, the project garnered widespread media attention, intense public scrutiny, and a challenging environmental review process.
Completed in 2019, the 2.9 million square foot, $2.5 billion facility is the largest private commercial building in New England and activates a long-neglected portion of the industrial Mystic River waterfront with extensive public amenities both on- and off-site. FPA successfully managed the complex public process in the face of multiple environmental and political challenges, requiring extensive coordination with local, state, and federal agencies and outreach to multiple stakeholders. Concurrently with the resort proposal, FPA prepared the Everett Central Waterfront Municipal Harbor Plan, which was approved in fall 2013. In connection with the casino, FPA is also leading the environmental permitting for a pedestrian bridge that will span the Mystic River between Everett and Somerville. The bridge will provide the missing link in a network of pedestrian and bicycle routes throughout the region.
