FPA was retained by the Cresset Group to manage the planning, zoning, environmental review, and permitting processes for the mixed-use 411 D Street project in Boston's emerging Innovation District. The proposed apartment complex will consist of two six-story buildings with active retail/commercial space on the ground floor and nearly 200 residential units. The diverse array of residential unit configurations will include a number of affordable units and Innovation Housing units. The project faced a number of environmental, regulatory, and legal challenges. FPA managed a creative planning, zoning, and regulatory approvals strategy, successfully moving the project through Boston Article 80 Large Project and Planned Development Area Review, historic review, and challenges related to adjacent land uses.
